BERLIN, Md. – Mayor Zack Tyndall has announced that the Town of Berlin has sold Parcel 57 at Heron Park for $1.2 million.

“I want to thank the citizens of Berlin, our local partners, and the State of Maryland for their continued support throughout this redevelopment process,” Mayor Tyndall said in a post to social media; adding, “Thank you Palmer and Sandy Gillis for your willingness to take on this huge redevelopment project.”

Plans for the first phase of the site include a professional office building in the middle of the site, and a retail building, likely a restaurant, fronting Ocean City Boulevard. Construction is required to begin by the end of Apr. 2027, and must be complete by the end of Oct. 2028. The developer has posted $50,000 in security that the Town may draw on at $5,000 per month if those deadlines are missed.

While Berlin has closed the sale, The Town continues to own roughly 85 percent of the Heron Park property, including the lagoon path. Additionally, work remains underway on a new skate park and new Public Works facility, which will be located on the town’s portion of the property.

As WMDT previously reported, demolition of the abandoned poultry plant located on Parcel 57 began in Mar. 2024. Berlin first purchased the property a decade ago for $2.5 million, with the hope improving the park’s amenities and reactivating the former Tyson Foods site. Previously known as Berlin Falls Park, the space now known as Heron Park has remained widely undeveloped.
