Housing market trends, expectations ahead of the New Year

DELMARVA – Are you a homeowner who’s unsure about listing your home in the current market?  Real estate experts we spoke with say you should do so now.

We’re told most new listings are found in the spring but doing so now could help you avoid the competition.

There’s even a growing trend of homeowners taking their homes off the market and putting them back up at a later date.

47ABC spoke with local realtor Pam Price with RE/MAX Advantage Realty who says doing so actually has no benefit to the seller.

She adds that if you find yourself in this situation, you should actually reevaluate the price that you’ve listed your home for. “Because if your agent did the market analysis let’s say 6 months ago, that price is not the same. So, you need to adjust it with the fluctuation of the market and interest rates. It all just need to be adjusted and in line. If you have a good agent, they should be doing that for you,” Price said.

For those looking to buy in the new year, Price says you should do so now as there will be less offers on your dream home.

She adds that the local market is going back to pre-pandemic levels in terms of pricing.
