New Del. beach regulations to take effect

New beach regulations for all beach-front homeowners in Delaware will take effect starting August eleventh.

Any beach areas specifically regulated by DNREC will need to be formally approved for any construction changes and a Four-Step Process for houses that are past the Building Line to preserve the beach and dunes.

We’re told their main reason is to ensure protection and preservation of coastal dunes. DNREC Secretary David Small tells 47ABC that the dunes are truly a front line defense when bad weather hits the coastline. Many beachfront owners were afraid this would affect their homes, but Small says it won’t.

“There’s been some questions–folks were concerned that this was a taking of property rights or that they wouldn’t be allowed to rebuild their homes if we had a really bad storm and they were devastated-that’s not the case at all. This will allow that reconstruction to occur in an equitable way,” says Small.

DNREC has decided to update its Delaware beach regulations that were first established in in 1983.
