Planning & Zoning Commission Approves RV Resort at Love Creek

GEORGETOWN, Del. – In a 4-1 vote, the Sussex County Planning and Zoning Commission approved zoning changes for developer Jack Lingo Asset Management to build an RV resort and campground at Love Creek Thursday evening. It's one of two major steps in approving the development.

The decision is now in the hands of the Sussex County Council. The council can choose to put it on the agenda at any time.

For almost eight months, hundreds of residents from seven different communities in Lewes have been fighting the proposed construction of the Love Creek RV resort and Campground. Thursday night, nearly 150 opponents continued their protest at a rally in Georgetown before filling County Chambers for the planning and zoning meeting.

Opposition has been growing since Jack Lingo Asset Management unveiled the massive development last December, which includes a 162-acre development that could attract as many as 3,000 seasonal visitors to 628 lots designed for RVs, rental cabins and tents. The project also calls for a number of amenities including an amphitheater, dock and dockside bar, multiple swimming pools and paddleboat launches.

Residents not only worry this will create a noisy, amusement park like atmosphere; they're also concerned about safety, claiming the development will create traffic congestion and dangerous situations.

"We've got a rural situation where roads have no shoulders, and these RVs that are going to have to traverse those are going to be very challenged to get up and down those roads safely. We're worried about emergency responders getting to the area," President of the Retreat at Love Creek HOA Paul Hammesfahr said.

"It just doesn't fit. If you think about where they're putting this RV resort and campground, they're putting it in an area that's surrounded by residential communities. There are no similar commercial type enterprises," Vice President of the Retreat at Love Creek HOA Bill Baydalla said.

A petition that's been going around has collected more than 12,000 signatures, and opponents of RV City believed they had a strong case. But the fight is not over until the County Council makes the final decision.
